Kid and Fabritius sell newly built central warehouse in Borås, Sweden, for over SEK 600 million

Kid and Fabritius, through their 50/50 jointly owned project company, have sold a newly developed logistics facility in Borås, Sweden to a fund managed by Storebrand Asset Management. The transaction value exceeds SEK 600 million. The entire property is leased to Hemtex/Kid.

Kid and Fabritius collaborated to develop this state-of-the-art logistics facility, spanning approximately 57,000 square meters. Designed to support Hemtex and Kid’s operations, the facility will serve all their stores across the Nordics and Baltics, as well as their expanding e-commerce presence in Germany and Europe.

Located in Borås, 45 minutes north of Gothenburg, the property comprises 585,000 cubic meters of volume on an 89,000 sqm plot. The lease agreement with Kid/Hemtex extends for over 20 years, with rent set below the estimated market level.

The building is being developed in two phases, with the second phase set to be completed in January 2025. Situated in the Viared area of Borås, a prominent logistics hub, the facility offers excellent infrastructure, including rail connections and proximity to highways E4 and E6. Landvetter Airport is 25 minutes away, and Gothenburg Port is a 45-minute drive.

The facility features a ceiling height of 12 meters, 40 docking doors, and energy-efficient designs certified under Miljöbyggnad Silver. Solar panels on the roof supply a significant portion of the building’s energy needs.
